Following the recent U.S. elections, there has been a significant spike in American interest in purchasing vacation homes in Greece, as reported by Elxis – At Home in Greece, a realty firm focused on the Greek holiday home market.
Elxis has observed a remarkable increase in traffic and engagement from American clients. In the two weeks post-election, website visits increased tenfold compared to the same period the previous year. November also saw a fourfold increase in website searches over October, with property viewing registrations showing a similar upward trend. Americans were the most active on Elxis’ social media in November, surpassing all other nationalities, indicating a strong and growing interest in Greek real estate.
Giorgos Gavrielidis, CEO of Elxis, highlighted the intensified interest from American buyers in 2024, which has accelerated post-elections. “In 2024, one in eight of our clients—12.3 percent—are from the United States. We project that in 2025, Americans will become our third-largest customer group, following Germans and Dutch buyers,” Gavrielidis noted. American buyers are also spending more, with an average purchase price of 514,000 euros, significantly higher than the overall average of 378,500 euros.
This trend is mirrored in the broader immigration and investment sectors. Henley & Partners, an international firm specializing in investment migration, noted a 400 percent surge in American interest in international properties in the week following the U.S. elections. Additionally, the Greek Ministry of Immigration and Asylum reported a 45.8 percent increase in golden visas issued to Americans in October 2024 compared to the previous year, with Americans now ranking seventh among nationalities seeking Greece’s golden visa.
The increase in American interest is not just about immediate relocation but securing future property options abroad. With nearly 10,000 golden visa applications still under review since the summer of 2023, the trend towards American investment in Greek vacation homes is expected to continue growing.
This growing demand signifies a robust future for the real estate market in Greece, particularly with American buyers looking for vacation and investment opportunities.
